what's it got to do with you? Get a life, and keep your nose out of other people's affairs.

Well if you don't have an Energy Certificate then it is an illegal let.

Is there a website in Spain where you can compare the differences between properties? The main reason this law was first introduced into Europe, how many years ago?

well that may be the case, but what is it to you? I searched on here to look for information on this communiity so that I may hold informed conversation with my friends,( who are not charging me rent ), and the majority of threads seem to be conducted by the sort of people that I come here to get away from! I just had to say something, because I laugh at the pettiness of some of you. Whilst some of the points raised may indeed be worthy of intelligent discussion, the manner in which you attempt to get your points across is nothing short of arrogant and pompous, rarely allowing anybody to disagree with you. If you guys really do know as much as you claim to, would you please return to the UK and sort out the governmental issues that so desperately need addressing. Your knowledge and infinite wisdom will be imvaluable. Or, if you are just a bitter pompous old git with nothing to do but jealously disrespect other people, who actually have a life, then please post more often, as I read your comments with much amusement. Thank you!

But this issue does have a double-ended sword as Expats in Spain are warned over property certificate scam
New energy efficiency certificates required for properties in Spain have led to unqualified assessors taking advantage of unsuspecting homeowners. http://www.telegraph.co.uk/property/expatproperty/10199999/Expats-in-Spain-warned-over-property-certificate-scam.html

Energy Performance Certificates in Spain were introduced on 1 June 2013 and affect anyone who’s letting out or selling a Spanish property. http://www.holidaylettings.co.uk/blog/new-energy-performance-certificates-in-spain/

But, two of my very close friends rent out their properties to friends and family only for a nominal rent to cover costs.
