Conservatory Glazing problem

Hi ,
a friend is buying a house on Marina del Mar, but has been told they cant get a Habitation Certificate until they replace the glass on the conservatory roof. Apparently, the Town Hall at San Fulgencio have very recently introduced a new Building Reg which means conservatory glazing may need to be upgraded during house sale process in order for new owners to get a fresh Habitation Certificate.
This sounds bonkers , but does it make sense to anyone ,please ? Thx , Rob H


I know of someone on phase 1 marina del mar who, in order to sell their Julia, had to remove the conservatory so as
to comply with the existing habitation certificate. The new owners, once they had moved in, simply re-erected it. Not strictly legal!!

I have a Julia and i'm hoping to sell it this year.
I've heard various tales about conservatories having to be taken off to get the Habitacion Certificate, and once you have it, the conservatory can be put back in place.
Some friends of mine have just sold, and they had to have the kitchen door taken off and the opening made wider to allow 'air circulation'.
It all seems ridiculous to me, especially the 'door' thing, the original plans show a door, so if it was passed 14 or 15 yrs ago, it should still be valid now.
It seems it's just another thing to get money out of us, like the Energy Certificate.

When the Julia was originally built it did not have a conservatory so the rear door that was fitted was adequate for air circulation. The erecting of a conservatory on the roof decreases the circulation, thereby increasing the risk of damp, therefore the removal of the rear door becomes necessary. Not sure about the widening of the door 'hole' though.

Holiday rental

A woman, initials L C, has lost her MasterCard outside Lidl 12:15 ? today. I found it and handed it in to a cashier in the shop.

Auberge restaurant at Beniofer

Does anyone know what became of Auberge restaurant at Beniofer? The food there was wonderful and the owners ( the waitress and chef) were so lovely, that I am hoping that they have opened up elsewhere. If so, I would love to know where!


Rumour has it that restaurant closed due to ill health of owners and unlikely to reopen in the short term

Trying to find someone

We came to la marina a few years ago and was helped by a Steve and Sharon we think there surname was mcinerny or mcwhiney ? Fund raiser

We are planning a fund raising mini fiesta outside the Aloha bar to raise money for TASH, She is 22 and needs to go home to her family, she desperately needs mobility and equipment to support her at home and enable her to be with her family. She has been in hospital for months. We know there are other events on the Urb and urge you to give them your full support. We have artists who will perform and donate their fee and the girls in the bar have offered to donate their wages for the day. Her family also want to buy extra equipment for Torri hospital to help other people with her illness. I will post a date etc as soon as I know so please (as usual) support it, we need to raise 8000 total, we know how the Urb pulls together so PLEASE support all events, Thank you.


can you please state what bar the girls will donate their wages from for those like me that dont know,and tell them they are angels.

I have been told that if you move to Spain there is a company where you can hire a box van with tail lift from uk and then you can drop it off at the nearest train station. Has anyone any idea who this company is? We would be leaving from the Manchester area.
